Refinishing restores wood floors to their ‘just installed’ look
There are two types of solid hardwood flooring, unfinished and prefinished, and both types can be refinished several times. Engineered wood flooring, constructed with a base layer of plywood and a surface layer of hardwood, can usually be refinished one time. Refinish
The amount of work needed to restore the floor's original luster varies according to the type and amount of damage. Hardwood refinishing is needed when there is shallow damage on many boards. If a few boards are deeply damaged, they can be replaced during the refinishing process. Water stains can also be removed when the floor is sanded down. After the floor is sanded, a stain is applied, if desired. Then a sealer is put on the surface to protect the wood.

Buff and recoat
It's not always necessary to sand down a wood floor to bring back its 'just installed' look. If there is only minor surface damage, buff and recoat are needed to make the floor look new again. Also, the floor only needs to be buffed if the finish on the floor is worn off. Then a new finish can be applied to seal the wood. This process is also appropriate when a change of sheen is desired. For example, a glossy finish can be removed and replaced by a matte finish.
Replace
Badly damaged floors need to be replaced rather than refinished. The entire floor must be ripped up if boards are deeply gouged in numerous areas. Pet stains are difficult to remove, so a new floor is likely needed if it is badly stained. If the floor is old and has been refinished many times, it may not be possible to sand it down again. This means that even surface damage can't be repaired.
